The 8 Best AI App Builders for Agencies in 2026
The best AI app builders for agencies in 2026: client projects, client portals, handover and white-label options in Mythex, Lovable, Softr, Zite, Duda and more.
Mythex Team · · 10 min read
The best AI app builder for an agency depends on what you hand to clients. For custom web apps and client portals that the client can own, Mythex and Lovable are strong picks; for portals on top of a client's Airtable or Sheets, Softr; for business apps with many users, Zite; for websites sold under your own brand, Duda; and for native mobile apps, FlutterFlow.
We compared eight tools on what agencies actually need — separate client spaces, handover, branding, domains and pricing that scales with clients — as of October 2026. Mythex is our product; it is listed first and labelled, and we say plainly what it does not do.

What agencies need from an app builder
A tool that is great for a solo founder can be awkward for an agency. Before picking one, check these six things:
- Separate spaces per client. Each client's apps, data and keys should live apart, so one client never sees another's work and you can hand over one without touching the rest.
- Handover. At the end of a project, can the client own the account, the code, or both? Can you leave without breaking the app?
- Branding. Does the published app show the builder's badge? Can it run on the client's domain? Is there a true white-label option, where the editor itself carries your brand?
- Team access without per-seat surprises. Agencies add designers, developers and client reviewers. Seat-priced tools get expensive fast.
- Logins for the client's users. Client portals need sign-in, roles and permissions. Some builders include this; others expect you to add an auth provider.
- Margin. Your retainer has to cover the builder's plan, hosting and your time. Usage-metered plans need a buffer.
If you are setting up the business side, how to start a web design agency covers positioning and pricing.
1. Mythex: best for custom web apps and portals the client can own
What it is. Mythex (that's us) is an AI app builder made in Dubai, UAE. You describe the client's app in chat, in English, Arabic or any of 69 languages; it writes the code (React, TypeScript and Tailwind by default), runs it in a live preview in a private cloud workspace with a code editor and terminal, adds a Postgres database and file storage when needed, and publishes to a URL or the client's custom domain. Secrets are stored per project and checkpoints let you roll back a bad change.
Strengths for agencies.
- One workspace per client. Paid plans can own unlimited workspaces, and members are unlimited with no per-seat fee. A client can also sign up themselves and invite you into their own workspace, so they own it from day one.
- Clean handover. On Pro the code can be exported or synced to GitHub, so the client is never locked in. On Business you can make the client an Admin and transfer ownership of the workspace to them; its projects then bill to them.
- The client's brand on the app. Paid plans remove the "Built with Mythex" badge from published apps, and Pro includes custom domains.
- Client portals and internal tools. The client portal use case covers status pages, file lists and request forms. On Business, members-only apps let you publish a tool only the client's workspace members can open, with roles, Google Workspace SSO and required two-factor sign-in.
- Arabic and bilingual work. Right-to-left and bilingual Arabic/English sites are a first-class case, which matters for agencies serving the Gulf.
- Build from your own tools. An MCP server lets your developers drive Mythex from Claude, Cursor or Codex (MCP tool calls need Pro).
Limits. Mythex is not a white-label platform: the editor and dashboard carry Mythex's brand, not yours. There is no visual drag-and-drop editor for clients to make their own edits. Login for the portal's users is bring-your-own (you connect an auth provider), not a built-in user system. On Pro it can also wrap a client's web app as an Android and iPhone app (Google Play internal testing and TestFlight), but the screens are web screens, so for fully native mobile UI a native builder is the better pick.
Pricing as of October 2026. Free gives 5 credits a day (up to 30 a month) and publishing. Pro is $25/month or $250/year with 100 credits a month plus daily credits, code editing, export, GitHub and custom domains. Business, with roles, members-only apps and SSO, starts at $50/month; Enterprise, with an audit log, publishing rules and sharing controls, starts at $680/month. See Mythex plans. There is also an agency client portal template.
Who should pick it. Agencies and freelancers delivering custom web apps, portals and internal tools that the client should own, especially bilingual or Arabic projects.
2. Lovable: best for guided full-stack web apps
What it is. Lovable is a full-stack AI development platform for web applications, with a managed backend (Lovable Cloud, built on Supabase) and on-preview editing.
Strengths for agencies. Workspaces allow unlimited members, and plans are priced by credits rather than seats. Pro adds custom domains, code editing and removal of the "Edit with Lovable" badge; Business adds SSO. Git sync means the code can go to a client's repository. On-preview editing is friendly for designers and for clients who want to adjust copy.
Limits. It is not a white-label platform. The backend lives in Lovable Cloud, so handing over a running app means the client takes on a Lovable account or you migrate the backend.
Pricing as of October 2026. Free gives 5 build credits a day (up to 30 a month); Pro from $25/month for 100 credits; Business from $50/month. See Lovable's plans.
Who should pick it. Design-led agencies building web apps where visual tweaks on the page matter. More: Mythex vs Lovable.
3. Softr: best for client portals on existing data
What it is. Softr builds client portals and internal tools; client portals are its most common starting point. Its AI Co-Builder creates the database, pages, roles and logic, and it connects to Airtable, Notion, Google Sheets and more on every plan.
Strengths for agencies. User groups and record-level permissions out of the box, several login methods (email and password, one-time codes, Google sign-in, magic links), and a preview-as-user mode to check what each client sees.
Limits. It is block-based, so there is no code to hand over. Some data sources, custom user groups and two-factor authentication are on higher plans.
Pricing as of October 2026. A free plan; paid plans on Softr's pricing page.
Who should pick it. Agencies building portals on top of a client's Airtable, Sheets or CRM. More: Mythex vs Softr.
4. Zite: best for business apps with unlimited users
What it is. Zite is an AI app builder for business software — internal tools, internal and external portals, dashboards and workflows — with a built-in Postgres database you can export and user authentication with roles.
Strengths for agencies. Every plan lists unlimited users, so a portal with hundreds of client users does not grow the bill per seat. Pro removes Zite branding; Business adds white-label emails, unlimited custom domains and up to 5 workspaces.
Limits. Records are capped per plan, and SSO is listed for Enterprise only. Aimed at business apps rather than consumer products.
Pricing as of October 2026. Free with 50 credits; Pro $20/month billed annually with 3 workspaces and 1 custom domain; Business $75/month billed annually. See Zite pricing.
Who should pick it. Agencies delivering portals and internal tools to clients with many users.
5. Duda: best for white-label websites
What it is. Duda is a website platform built for agencies and SaaS companies, with AI site generation, copy and translation tools, and a multi-site dashboard.
Strengths for agencies. It is the most complete white-label option here: the White Label plan lets you put your logo, colours and domain on the editor, dashboard, preview pages and platform emails. Clients see only the sites assigned to them. Every paid plan includes 150 AI credits a month.
Limits. It is a website builder, not an app builder: good for marketing sites and stores, not custom applications. eCommerce and bookings may cost extra.
Pricing as of October 2026. Per month, billed monthly: Basic $25, Team $39, Agency $69 and White Label $199; annual billing is 25% less. Agency and White Label include 4 sites. See Duda pricing.
Who should pick it. Agencies whose main product is websites and who want clients to see only their brand.
6. Bubble: best for complex no-code apps you maintain
What it is. Bubble is a visual no-code platform with AI prompting, for full-stack web apps and native iOS and Android apps, with hosting included.
Strengths for agencies. Deep visual control over workflows and data rules, which suits long-running client apps an agency maintains on retainer. Web and native mobile come from one platform.
Limits. Bubble's docs say apps cannot be exported as code, so the client is tied to Bubble and handover means transferring the Bubble app rather than code. Usage is metered in workload units, which affects your margin as client traffic grows.
Pricing as of October 2026. Free; Starter $59/month, Growth $209/month and Team $549/month, billed annually. See Bubble pricing.
Who should pick it. Agencies with Bubble expertise building complex apps they will keep maintaining. More: Bubble alternatives.
7. FlutterFlow: best for native mobile apps
What it is. FlutterFlow is a visual builder for mobile, web and desktop apps on Flutter, with AI generation and one-click app store deployment on paid plans.
Strengths for agencies. Flutter code download from Basic and GitHub from Growth, so the client can own the code. A direct path to both app stores.
Limits. Priced per seat on Growth and Business, so larger teams cost more. AI requests are capped per plan.
Pricing as of October 2026. Free; Basic $39/month; Growth $80/month for the first seat and $55 for the second; Business $150/month for the first seat. See FlutterFlow pricing.
Who should pick it. Agencies selling native phone apps. More: the best AI mobile app builders.
8. Databox: best for white-label client reporting
What it is. Databox turns data from marketing, sales and finance tools into KPI dashboards and reports, with an AI analyst.
Strengths for agencies. An Agency plan with unlimited users, client account packs, cross-account reporting and custom templates, plus a white-label add-on that swaps Databox branding for yours.
Limits. It is a reporting tool, not an app builder. White-labelling is an extra $80/month.
Pricing as of October 2026. Free; per its pricing grid, Agency from $79/month plus account packs, billed annually. See Databox pricing.
Who should pick it. Marketing agencies that report results to clients every month. More: the best dashboard software.
How we compared
This is a comparison of publicly stated features and pricing, not a hands-on benchmark. We read each vendor's own pricing page and docs in October 2026 and compared them on separate client spaces, handover and code ownership, branding and custom domains, team pricing, built-in login for end users, and white-label options. Where a vendor's page did not state something, we say so. We have not run client projects on every tool, and we make no claims about delivery speed.
Which one should you choose?
You build custom web apps and the client must own them. Mythex or Lovable. Pick Mythex for a code editor, terminal and database in one workspace and for Arabic projects; pick Lovable for on-page editing and a managed backend.
You build portals on the client's existing data. Softr.
The portal will have many users. Zite.
You sell websites under your own brand. Duda.
You maintain complex apps on retainer and prefer visual tools. Bubble.
The client needs a native phone app. FlutterFlow.
You report marketing results to clients. Databox.
Many agencies use two: one for client apps and one for reporting or websites.
Running client projects on an AI builder
A few habits make AI-built client work smoother:
- Keep each client separate. One workspace or account per client, with the client's own domain and keys. Never reuse one client's secrets in another's app.
- Decide ownership in the contract. Write down who owns the account, the code and the data, and what happens at the end of the engagement.
- Use checkpoints before demos. Save a known-good version before a client call, so a last-minute change can be undone.
- Agree how changes are requested. AI makes small changes cheap, which can turn into endless small requests. Batch them into a weekly list.
- Hand over properly. Export the code or sync it to the client's GitHub, document the environment variables and third-party accounts, and walk the client through publishing. How to work with a developer on an AI-built app covers what a developer will need if one takes over.
For the portal itself, see how to build a client portal or the AI client portal builder.
Questions
What is the best AI app builder for agencies?
It depends on what you deliver. As of October 2026, Mythex and Lovable suit agencies building custom web apps for clients, Softr and Zite suit client portals on existing data, Duda suits agencies selling websites under their own brand, and FlutterFlow suits agencies delivering native mobile apps.
Which AI app builder is white-label?
As of October 2026, Duda's White Label plan lets agencies brand the editor, dashboard and emails, Databox sells a white-label add-on for reports, and Zite's Business plan includes white-label emails. Most AI app builders, including Mythex and Lovable, are not white-label platforms, but paid plans remove their badge from published apps and let you use the client's domain.
Can I hand an AI-built app over to my client?
Usually, yes. Code-generating builders let you export the code or sync it to GitHub on paid plans, and some let you transfer a workspace. In Mythex, a client can own their own workspace and invite you in, or on Business you can transfer a workspace you built to the client.
How should an agency price AI-built apps?
Price the outcome and the ongoing care, not the hours the AI saved. Many agencies charge a project fee for the build and a monthly retainer that covers hosting, the builder's plan, changes and support, and pass through third-party costs such as domains and payment fees.
